Who can live at University Station?

​All who meet the leasing qualifications can live at University Station. Please contact our office for more details!

What types of leases are available?

We offer flexible 5-, 10-, and 12-month lease options. Residents may choose to rent an individual bed space or lease an entire apartment. Current pricing and availability are listed under our Floor Plans section.

When can I move in?

​We are able to accommodate immediate and early move-ins, and we are currently leasing for Fall 2026.

Can I self-quality for a lease?

​Of course! We do not require a co-signer/guarantor for our leasing process. As long as you are able to pass the application screening and complete the process, you are good to go. There is an Additional Security Deposit required if you do not have a guarantor equivalent to one month’s rent.

Are pets allowed?

​Yes, we are a pet-friendly community! We welcome cats and dogs with some breed restrictions and a combined weight limit of 75lbs. There is a one-time pet fee of $200 and monthly pet rent of $35 per pet. We allow up to 2 pets per apartment home.

Can I pay my bill online? Is there an extra charge?

​Great news! We have a feature that lets you pay online from any computer or the mobile app. You can log in to view your balance, submit an electronic payment from your bank (no charge), or pay using a credit/debit card (fees apply). Just log onto our website and click the "Residents" tab and then click the "Pay Rent" link. This will take you to our resident portal.

When is my first payment due?

​The first payment is due prior to move-in day to ensure your key pickup is not delayed. Also, the next payment is due on the first of the following month.

If I pay in full, do I get a discount?

​We do not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!​

How do utilities work?

​Electricity is metered and billed with the monthly rent. Water/sewer is also metered, but the first $25 is free monthly so the resident will only owe any overage. Internet is paid via a one-time fee at move in and renter’s insurance is required. 

Is parking available?

​We have five parking lots with annual rates ranging from $463-$575 paid at the time of move-in or parking addition.

Are the apartments furnished?

​All apartments come fully furnished and furniture selections may vary/change based on the floorplan and available space.

What size are the beds?

​All apartments offer Full XL beds.​

Can I bring my own furniture?

​We do not have storage space onsite to be able to remove furniture from your unit. We do not recommend that you remove furniture on your own because there is a risk of being charged for damages or replacement at move out. 

How are roommates matched?

​Roommates can be matched in a couple different ways - either you tell us who you want to live with, or if you don't have roommates in mind, we are happy to do the matching for you! We use the information that you and your potential roommates fill out on your roommate matching cards to pair you up. Additionally, we partner with RoomSync, a roommate matching app you can use to find a roommate yourself! Access to the app is granted after your lease is signed by management.

What are the occupancy limits per room?

​Except for families with children under the age of 18, the maximum number of residents permitted to live in an apartment shall not exceed the number of bedrooms plus one, nor shall occupancy exceed the maximum allowed by local law.

When will I find out my unit location or apartment number?

​We typically complete apartment placement about 4 to 6 weeks prior to your move-in day. When your apartment placement is finalized, you will receive an email form the Leasing Office that includes your assigned unit number and roommate information. You are welcome to give us location preferences prior to placement day, but we cannot guarantee a location. 

Can I sublet my apartment/bed space?

​We do not allow subletting; however, we do allow lease takeovers. Please contact the office to learn more about this process and how to complete it accurately. A reletting fee will apply.

How do I renew my lease?

​We send out offers via email, or you can log into your resident portal to accept the offer. Once accepted, we will send your new lease contract for signature. After the lease is signed by all parties, you will be all set for next year!

What is the difference between renting a bedspace and renting an entire apartment?

​Renting a bedspace means you lease an individual bedroom within a shared apartment. You have your own private room, but you share common areas—such as the kitchen, living room, and bathroom—with other residents. Utilities that are billed to residents are divided automatically, and each resident pays only their share.
Renting a full apartment means you and your group lease the entire unit, and no other residents will be assigned to it. The full apartment’s utilities are applied to the account and roommates decide together how to divide and pay utility bills.

Am I responsible for my roommates’ rent if I only lease a bedspace?

​No. With a bedspace lease, each resident signs an individual lease, so you are only responsible for your portion of rent and utilities. With a full-unit lease, all roommates sign a shared lease, and everyone is jointly responsible for the entire rent amount.

What happens if one of my roommates moves out early?

​If you rent a bedspace, that resident’s departure does not affect your lease. The management team may place another matched roommate in the empty room.
If you rent the full unit, the remaining roommates are still responsible for the total rent, regardless of who chooses to stay or leave.

What is RoomSync?

​RoomSync is our roommate matching platform designed to help you find compatible roommates. After signing a fall move-in lease, you’ll receive an invitation to create a RoomSync profile where you can share your lifestyle preferences, habits, and interests. As a backup, the application has a roommate matching portion we can use to help you match if needed!

If I am doing an immediate move-in, can I use RoomSync?

​Unfortunately, RoomSync is only for those moving in during the August move-ins and renewal leases. If you are moving in now our leasing team will use your roommate match form on the application to match you with a current or fellow future resident!

Is my payment prorated if I move in or move out mid-month?

​No. We DO NOT prorate at University Station. Your monthly payment is actually an installment. Similar to residential halls but instead of requiring payment at the being of each term its evenly split into the number of months you'll be living here!

How are utilities divided if some bedspaces in my apartment are vacant?

​Utilities remain under the properties name, after getting the bill our third-party company splits the bill based on the number of occupants and post onto the account with a processing fee.
